Some people may think that starting a business is easy, but if we think about it deeper, we realize that actually starting a business is not as easy as it sounds, because if you neglect one step. Then your business can be a big problem for sure. And the important thing is not to go out of business as you want, even if you do not have clear skills. If our business skills are almost gone and if we go out of business to choose the wrong location, it will be serious because we have started to do something, we have spent a lot of money. To help everyone avoid the problem of choosing a location, we would like to highlight 4 important points that you need to consider before deciding to sign a contract for location to do business.
1. The right location: Before you decide to rent out location for business, the first thing you need to look at is if the location meets your business needs. If you business nature focus on food and beverage, nearby market or midtown area is where you should be considered, not in a countryside. 2. Terms of Contract: Once you have found the location you want to rent, the next thing you need to do is negotiate and review the terms of the lease with the landlord properly and clearly whether you were responsible during the tenancy period. What to do with the landlord's construction and in some cases the landlord is responsible for himself. Check the terms of the contract with the landlord clearly, not only the price and other responsibilities. 3. Lease Term: At this point, the lease term is also one of the most important points, you need to think and check carefully before deciding to sign a lease. Sign the contract with clear paper to avoid unforeseen risks. For example, if you have a contract that has a fixed term, even if someone comes to rent your place at a high price, the landlord has the right to rent if the contract has not expired. 4. Check the condition of the construction: rent when the location responds to the needs of our location, but if the condition of the compensation or building that we intend to rent is dilapidated or too old, we should not rent for business, even if they rent at a very low price. Anyway. Because if the building is too old, we just spend money on the preparation and decoration. In conclusion, before renting their location to do business, you think about four main points: first, the location that meets our business needs, second, check the price agreement and responsibilities, third, the contract period and fourth, check the condition of the construction. Thank you for this information. What about getting proof that the landlord has paid the taxes on the property? Should we ask the landlord for a copy of the property tax receipt for the current year before signing the lease, or what? Will MOC require us to show that the landlord has paid the taxes in order to register/update our new business address? Thank you.
